How it works

Simple. Clear. No surprises.

Every job is flat-rate. We walk the property, we give you a written price, and that price is what you pay.

1

Free Walkthrough

Call or send the form. We come to the property, at no charge, and see exactly what the job involves. We never quote over the phone.

2

Flat Written Quote

You get one clear written price before any work begins — no hourly meter, no add-ons discovered halfway through.

3

Professional Cleanup

We sort with you first, set aside anything being kept, then clear, clean, and haul. You do not have to be there while we work.

4

Final Walkthrough

We walk the finished property with you. You leave with a clean, safe space and nothing left to chase.

A 50% deposit holds your date; the balance is due on completion. The price we give you at the walkthrough is the price on the invoice.

Common questions

The things families ask us first

What areas do you serve?

We serve Mid-Michigan. That includes Genesee and Oakland counties, and we travel out to Lansing, Howell, Saginaw and Bay City. If you are somewhere nearby, call and ask — we will tell you honestly whether we can get to you.

How much does an estate cleanout cost?

It depends on the size of the property and how much is being removed, so we never quote over the phone. We walk the property with you at no charge, then give you a flat written price before any work begins. The price we give is the price you pay.

What happens to everything in the house?

We sort with you first. Anything being kept, donated, or passed to family is set aside before a single item leaves. Photos, documents and small valuables turn up in these jobs constantly, so we go slowly and hand you anything that looks like it matters.

Do I have to be there while you work?

No. Many families cannot be, and some would rather not be. We can walk the property with you once at the start, agree what stays and what goes, and handle the rest. We will call you if we find anything we are unsure about.

How long does a cleanout take?

Most homes are one day. Larger properties, or homes with a lot of accumulation, can run two or three. We will tell you which after we have walked it — not before, because guessing helps nobody.

Do you handle hoarding situations?

Yes, from light clutter to floor-to-ceiling. No judgment and no lectures. It is more common than people think, and we have seen it before. We work at whatever pace the person living there can manage.

Can you clear a garage, basement or shed without doing the whole house?

Yes. Garages, basements, attics, sheds and outbuildings on their own are fine. Some of our work is a single overwhelming space rather than a whole property.

When are you available?

Seven days a week, 7am to 9pm. Leave a message outside those hours and we will call you back.

Who owns the company?

Threshold is a woman-owned business based in Genesee County, Michigan. When you call, you are talking to the owner — not a call centre and not a franchise.
